Which home warranty company is the best deal for our clients?

And by best deal, I don't necessarily mean the cheapest. I've bought some warranties from various warranty companies for clients in the past, and had less than ideal experiences. I would love to get some recommendations for companies you've had great customer service experiences with, who don't try to deny every claim, or insist on using preapproved vendors who always find more problems they insists on fixing that the warranty company ends up not paying for. Or, are they all bad?

My Buyers and Sellers have been very happy with Blue Ribbon Warranty. Additional coverage for HVAC and water heaters will be extra.

It seems like most folks here are choosing between Fidelity and Blue Ribbon. I'll cast my vote for Fidelity. I've had good luck with them and Cindy Bonick always returns my calls very quickly.

I have used Blue Ribbon Several times and they have covered everything in a timely manner when something has gone wrong... Blue Ribbon would be my choice.

Many of these companies have very tight restrictions as to what they would cover. I would evaluate a few of them prior to purchasing!

Hi Larry,

It can probably be hit or miss with just about every company depending on the policy, customer service personnel involved, contract vendors or sometimes it can just boil down to how much your rep is willing to go to bat for you. Like much of real estate, it is a business built on relationships.

Personally, I have recently had an absolutely horrible experience with Fidelity. Prior to that, they had been great. Sometimes there is just no rhyme or reason as to how a claim will be handled.

I have used 2-10 Home Warranty for the past year and have had great success with them. My clients have all been happy with the service they have received. A Home Warranty isn't designed to be a catch all or a remodeling program (which many people try to use them as) so you need to fully understand the contract you are entering when you pay them.
