Linda, Home Buyer in 95112

Which complex is better as a real estate investment in the Bay Area? Modern Ice complex or Spyglass Hills by Communication Hills and 87?

Modern Ice complex offers townhouse style condos, it is located right by 101 and Oakland Ave/13th street in Downtown San Jose. Spyglass Hills is a townhouse complex located at the far edge of Willow Glen, close to South San Jose. Which place I would have a better resale value? Which place I will be able to rent out easier and for better rent?

Well Linda you pretty much got agreement across the boards that communication hill is the way to go. Both have good/bad points with all things considered I have helped clients purchase in both areas, but I would also choose communication hill for rent and resale.

Communication Hill.
Central location. Many homes with views. Close to freeway. New.
The others are nice but will limit your renters.

My vote is for Communication Hill. The major mall off Monterey is so convenient and continues to add stores. You're also less than 5 miles from downtown San Jose (Airport and CalTrain) and it keeps getting better. Lots of activities and plenty to choose from live entertainment, Opera, San Jose Rep, comdey clubs, Shark games, etc. The fairground area across Monterey is planned for housing development and there will be a major change in that area over the next several years. Willow Glen is also close. Hop on 87 S and you're in Morgan Hill in less than 30 minutes.

Hi Linda~

If you google the sites you should be able to find out what people are saying including owners. Here is a trulia site that asking the same questions about Modern Ice. Communication Hill depending on what you are looking for will have several different layouts. Some with lower HOA than another. Parking is sort of similar situation. Look into schools, crime rate etc. Perhaps you can find an agent to work with in your search~

That's a tough one. With all things being equal, my personal choice is Communication Hill because of the community itself. People enjoy walking the steps and trails and the ease to catch Highway 87 to the other Freeways. I may be a bit bias as I live close to Communication Hill.

Modern Ice is newer and will appeal to those who's commute is closer.

Actually, I'm not a fan of Communication Hill. It's a personal preference to avoid living next to a large memorial park.

As for better resale value, I'm not sure what's meant by that. Both properties have perceived value which are priced by the market, both today and at resale. In order to be a better value at resale, you would just need to underprice the home relative to the comparables.

If you're looking for long-term returns on your investments, that's a simpler matter, since you're better able to get a finally distressed/discounted home at Communication Hill.

If you're looking for rental returns, both offer below average cash flow rates for the south Bay.

I agree with Teri Velios. I have clients who live in the Communication Hill Area and they love it. The area by 101 and Oakland Ave/13th Street is convenient for people who work near downtown San Jose, however the area near Communication Hill is a much nicer place to live.

I would expect for both potential for appreciation and ease of rentability I would go with the area near Communication Hill.
