Which communty has a better value per spare foot, Santaluz proper or The Crosby...also important are kid

friendly neighborhoods. We are thinking prices in both areas will continue to fall as foreclosures hit the market in the coming months so we are planning to rent for a few months and wait for better prices. Any opinions on all of that?

Better value is determined by what is importnat to you in reference to what you are looking for. It's different for every home buyer. I would suggest you hire an experienced agent to show you homes within your price range at Santaluz and The Crosby Estates and see for yourself through your eyes. Let me know if I can help.

The Crosby is older and established. The facilities are good. The two neighborhoods are vey different. Santlauz comprises a variety of price points on the homes, $1 mil to $13 mil. Santaluz has a myriad of home owner clubs which endeavor community spirit, or in old fashioned parlance, give neighbors a chance to meet and know one another. Some of the clubs are hiking club, dinner club, TGIF's (very popular). Many hoa parties, events on every school day off for children of all ages, movie nights on the green, a beautiful club house and restaurant, golf club events and parties. All in all, it's a Cadillac community.

Have your agent monitor the activity in your desired neighborhoods. They should be able to inform you of market activity trends as well. Get all of your ducks in a row with your lender/mortgage broker so that when you are ready to make a move you are set.

FIRST ANSWER

I used to live in The Crosby and I can tell you it is a little more upscale than Santa Luz. (the home prices, HOA fees & Mello ROOS will represent that). 2 very different neighborhoods (including golf courses and club houses).

Although the under 400k market in San Diego is on fire (multiple offers on good listings) you are 100% correct that the upper end market continues to fall.

We can set you up with a automatic program that will email you an initial list of all homes for sale in the 2 neighborhoods. In addition, you will be informed the same day a new listing comes on the market or whenever a price reduction occurs. This is a great way to monitor the market!
