Hi Tm,
Lafayette offers many different typs of neighborhoods. There are older homes, newer homes, streets with or without sidewalks, gated communities and many other factors. The best areas are based on your particular preferences and needs. The broadest answer is that most of Lafayette is in one of the best school districts in California, but not all of the Lafayette addresses. So, generally, you want to be able to determine the difference. As a realtor that works the area, I would highly advise you to choose a realtor that can show you around and determine which areas of Lafayette fill your needs the best.

In my opinion there are a few general areas of Lafayette that appeal to segments of the market but beyond that the rest is real estate fundamentals. The onlyother differentiation is the school district in Lafayette which is split between Acalanes and Alhambra. The rest is buyer preference as others have described.

You'd have a hard task finding the "least desirable" neighborhood in Lafayette. It comes down much more to the home itself. There are no neighborhoods in Lafayette that I, and a really suspect you, would not want to live in. You're really splitting awfully small hairs.

There are many factors that go into the desirability of a neighborhood (median income, crime, etc) . Realtors aren't allowed to recommend areas but if you go to http://www.city-data.com you can look up demographics and statistics for different areas of Lafayette.
