Jessica, Home Buyer in New Jersey

Where to look for first time home buying?

My boyfriend and I are looking into buying our first home. We currently live in Camden County, New Jersey and would like to stay in the county because his business is located here. We want to find reasonable living in a good town/community. Eventually we will be starting a family, so good schools would be a plus. Any imput would be great as far as towns to look into for a first time home buyer? Thanks!

There are a lot of choices in Camden County. Sounds like you are the type of person who likes to approach things in a logical organized manner. The first step is to meet for a Buyer's Consultation. Thank you for your question.
I do recommend to get an idea of home much home you can be pre-approved first. I can certainly assist you with that. Then you and your boyfriend will have an idea of how much they will give you. I will be happy to take you and him to see homes within the price range you feel confortable with. There are really nice towns within Camden County with excellent school systems like Voorhees, Haddonfield, Haddon Heights and others. We can look together in the computer first and then visit them.

Jess, as a first time buyer your first step is to get preapproved by a mortgage rep. All of the people you work with you should feel comfortable with and get a feeling of trust. As far as location? There are lots of sites for whatever your interests and questions might be. You mentioned schools, go to njedu.org, you can find teacher to student ratios, handicapped coverage, graduation rates, college acceptance %'s. Commonly the higher the taxes the better the schools but the taxes will affect obviously what you will ultimately qualify for. Hi Jessica, this is a really broad question. There are many great towns and neighborhoods within those towns throughout Camden County.

I would recommend you begin by looking on http://www.greatschools.org to familiarize yourself with some of the school districts. Also, it is HIGHLY recommended that you hire a Realtor. It is usually of no cost to you in South Jersey as the Seller typically pays any commission.

It would be much easier at our first consultation over coffee to go over what to look for and what your wish list is, but some immediate things you want to keep in mind are property taxes, condo fees (if you are considering condos), fencing, proximity to neighbors, flooding, and the slew of mechanical systems (electrical, HVAC, plumbing, roof/siding/windows).
