you have some great realtors to choose from. I would recommend setting up a interview with myself and these agents. Choose the agent that you feel "CLICKS" with you. Many of the Az realtors work really well together so hire a front man(or woman) and let one of use find your perfect home.

I find it best to identify the place where you will be working and some of the better schools for your situation and then use a map/radius search to locate homes within a reasonable distance to the amenities you need.

Scottsdale and Desert Ridge will not be an option at $250k yet there are many areas throughout the valley if "newer" is 2000 year or younger you could look on the valley perimeter from Surprise to Anthem, Tolleson/Goodyear, south Phoenix, Queen Creek and East Gilbert. This price point is also very competitive with nearly a mere 2month supply so ability to offer on a home quickly is important yet most buyers are getting multiple offers with cash winning them over due to no appraisal contingency.
That being said I urge the market to not support another 2005 practice. Sellers/ Realtors/ Buyers an increase in market value is perfectly fine but taking for example a market priced home of $185 and taking $220 is an 18% increase....overnight....be careful EVERYONE...we do not want to put buyers in to the same situation to make them sellers underwater. This is just one example of a recent bidding war.
I think we do need to rely on appraised value and comparables, allow the market to improve of course but we are not in a balanced market and the shift is sharper than average right now and needs to be careful, just sayin.
