You can get a contemporary..one bedroom in that price range in Torrance and West Los Angeles.
I've working with a few Condo buyers in that price range right now.

Would you consider Long Beach - perfect place, just on the boarder of LA & OC county. There are loads of really nice "loft style" condo's, from historical landmarks (ie. LaFayette & Cooper Arms) to newer communities on the Promanade at the Pike and on Ocean & Pine. Very trendy places with shopping and elegant dining to very causal pubs and theatres. Los Angeles is a huge area. It depends, but if you want to be close to downtown, I absolutely love the areas of Silver Lake, Echo Park and Mt. Washington. There are also pockets of Highland Park that are up and coming. It's a great community with art walks, street festivals and rapidly improving schools. If you're what the Community Redevelopment Agency calls a "Moderate Income Buyer," you may qualify for a one-bedroom condo at the Vista Montoya Condominiums just west of Downtown, five minute walk to under-construction LA Live! The new lofts in San Pedro are very contemporary and you can get in on the "ground" floor. It's close to the 110 so getting downtown or to the Westside aren't an issue.

Hi Alex,

If you'd like to be close to Pasadena, there's a great area called Monterey Hills. It's a community of condos and townhomes and you can still get a nice 2 bedroom condo for under $400K.
The area is also close to downtown LA, Old Town Pasadena, South Pasadena.

I second Long Beach, if you're not afraid of the commute. Belmont Heights and the East Side are lovely areas with relatively affordable houses and condos. If you stay south of 7th street and east of Cherry avenue, you can get a condo less than 1 mile from the beach for under $400K. In addition to the fine agents posting here, I recommend Lesley Harris, who was my agent when we bought our Long Beach condo in 2000 and again when we sold it earlier this year.

In Long Beach or in Downtown Long Beach you could find a very nice condo for under $400 with reasonable HOA fees and amenities.

If you'd consider a condo, there are some great ones on Barham in the Hollywood Hills and a brand new condo development in Burbank, too.

If you want to be close to downtown L.A., there are a number of communities north of downtown, especially the Monterey Hills area. No problem getting a two bedroom in that price range!

FIRST ANSWER
A lot depends on where you need to be..there are places in your price range but they maybe farther away then you would like from your job. In the South Bay the best place is San Pedro. There are some very nice places under $400,000 and there are a few in Brookside in South Redondo. Long Beach has some terrific places under $400,000.
