A couple of subdivisions, although I don't know what you are looking for in a home/lifestyle/location/amenities:
Wilshire Courtyard Townhomes off Anderson Mill Several developments off Duval/183 Los Indios off McNeil The townhomes off Steck and Mopac...north side of Steck Townhomes near Gracy Farms there are new developments around the city being built There are many more, it simply depends on what you are looking for. Portrait homes is building two complexes not far from Twin Creeks at Forest Oaks and Buttercup Creek. I don't know if that is what you are looking for, but a good agent that knows the areas should be able to point you toward several good options once they chat with you about what you want in a townhome. This is very dependent on what your goals are. If you are looking large then outside the center of Austin is your best bet. Especially if you are looking for new.

It all depends on what's important to you. If you are looking for the most (largest) home for the money, your best bet would be to look in the towns and suburbs on the outskirts of Austin including Cedar Park, Leander, Hutto, and Pflugerville. These cities are all located northwest and northeast of Austin and you will find homes for as low as $60/square foot (ex... $250k will buy you approx. 4,100 sqft). You may not live in the best neighborhood, but you WILL get a lot of home! On the downside, buying a home in a secondary market will limit your opportunity for market appreciation. From a purely investment prospective, it would be a smarter decision to buy a home in a close-in location. When you buy infill real estate, land is scarce and supply is limited. This puts upwards pressure on area real estate values as demand continues to grow. With a price range of under $250k, you are priced out of Central Austin, but there are still great close-in areas you have available to you.... Below are my two picks for "The Best Austin Areas with Homes under $250k." Both South/SW Austin have experienced above average appreciation the last few years and I feel they will continue to outperform the market. Buy as close to the center of Austin as possible as those area do not seem to feeling the brunt of the negative statistics like the suburbs. You can get a place at Agave for that amount..

I will tell you, my home is for sale on Jewelfish Cove - a big cul de sac, Round Rock ISD, and pretty close to Arboretum, Domain, La Fonterra. And traffic permitting, only about 25 minutes from downtown. Also, just less than a mile is a nice little strip mall with a cool coffee shop, decent local Italian place, and other conveniences. AND, the best part is the 3-4 miles of wooded hike and bike trails. Of course I am biased, but If you're looking for a quiet place with some space for your dogs, family or visiting friends, its perfect... we're relocating to Houston, otherwise we'd never leave. less than $250k: $229,900. It's such a wide open question and a common Austin question. It's almost impossible to answer it in this forum not knowing your goals, preferences, job locations, preference for perfect move-in ready or somewhat fixer-upper, school needs etc. Of course the further you go out the more you'll get but that may or may not be a fit and what is the appreciation picture (and your goals) for the different options. I recommend a solid and comprehensive consultative face-to-face appointment with a Realtor experienced in this price range to fully assess your options.

If know of a builder in South Austin right off of Brodie near westgate that is building up some beautiful new townhomes! They are in a prime area right around the corner from the West Gate Shopping center! That is where you are going to find a ton of lots being bought up and build on. The units are going for around 220k and are stunning. Any closer to Austin and you are out of the 250k range for a 3 bedroom unit. If you are looking for some more info, I would call Janae Oliver. $250k wont buy you much in Crestview (Area 2) anymore. 800sqft houses in good shape are going for over $250k there. Your best bet if you want to be closer to town and in a faster appreciating area is 10S. 10N may also be a possibility, but that is gettting expensive quickly. Cedar Park and Leander are a bit further out and dont appreciate very well, but you will get more house for your money there.

It really depends on what your goals are. if you plan on staying put for 5 years or more cedar park and leander might be a great option. of course depending on where you work. the properties in these areas are not appreciating as quickly as other parts of austin. I do agree with the answer below that south austin and south west austin would be the place to buy for great appreciation. the farther south you get the more you will get for the money. I would love to speak to you more about your needs. I could possibly provide you with some great neighborhoods to check out.
