Where exactly are the projects located in Hoboken? How bad are you they anyway? What do you think of buying a place on 6th and Monroe?

I have always considered the projects to start at 4th and Jackson and go as far north as 6th and Jackson. I have sold homes all along Monroe Street in Hoboken in the a hot sellers market and in the current one. There are some fantastic deals along that street as supply is extremely high right now in that specific area. One thing I always tell my buyers in any area is that they must be comfortable in their surroundings. In the past with homes on Jackson and Monroe street I'll simulate a typical situation they can expect to have while living there. For instance, assuming you work or travel to Manhattan frequently, I've always found it to be a good idea for my clients to meet me at the PATH Train between 8-9pm and then we'll walk to the prospective property. If they're not comfortable during or after the walk, then I advise them to focus on other properties or locations..

One thing I do want to point out is that many people associate a stigma with living on Monroe or Jackson Street, but the reality is that if you lived on 5th and Jefferson you are just as close, if not closer, to the Projects compared to if you lived on 1st and Jackson.

FIRST ANSWER

The Low income Housing is located between 3rd and 5th on Jackson St ...As to how bad or good....I'd recommend following the police blotter in the Hoboken Reporter and or Google for the most accurate information on this question. In my personal experience I’ve never had a challenge in this area of town. We've listed and sold many properties on Jackson and Monroe St with great response from the customers.

As to Buying on 6th and Monroe St.....Depends on the deal...?

Is the unit new or recently renovated?
Does it have parking?
Does it have a gym?
How much is it per square foot?

Final question... Can you find a property with similar and or better amenities in a better/ more centralized location in Hoboken?
