You can find the answer to this question by contacting a local mortgage professional. There were some programs available with grants. Only a professional mortgage lender or banker would be able to find out what is available now.
If you are willing to teach in NC, I checked for another teacher and assistance was still available as of May. Brunswick County is just across the line from Horry County. I'm a retired teacher so it might be worth it to look here. Contact me if I can help with a referral to the proper lending institution.
The money for teachers in State Housing is gone. As the top participating lender in South Carolina for State Housing, we would be glad to explore that option with you next. There are still plenty of funds available. However, as mentioned, the Palmetto Hero program for teachers is no longer an option.

There are also programs available for FTHB that you can receive up to $10,000 in down payment assistance as well. The State Housing teacher money is becoming limited, so I would recommend that you speak with someone and reserve your money if you have not done so already. Assuming you are a teacher, there are two programs you need to be aware of. One is the SC state housing loan program which is currently offering $7,000 of assistance for either closing costs or down payment for teachers. The other is a program through HUD that allows some teachers to purchase certain HUD homes at 50% of list price. As Cindy said, most lenders (your mortgage brokers, banks, etc) are aware of the teacher program. I am working with a couple teachers at the moment who have taken this opportunity and are actually able to buy a home with no money down and no closing costs. Most lenders are aware of the programs. If the lender you contact isn't, keep looking for a lender. The first time buyer program is up to $5000 forgivable depending on income and the teacher program is for up to $17,000 forgivable downpayment assistance depending on income and has a guaranteed rate of 5.875% for 30 years. I am not sure about all areas, but in Hickory, NC we have lenders who specialize in first time buyer programs. Our local council of governments works with the Department of Social Services in coordinating a first time buyers program. Buyers who attend the year long classes are eligible for downpayment assistance of $5,000+ upon completion. You also need to check with your lender. There are teacher, law enforcement, doctor, etc...programs available through Bank of America, Wachovia and other lenders. Be sure to check out the HUD website also. You will find some useful information for first time buyers on that site. I hope this information is useful. Good luck!
