Good morning, Darren:
The average monthly HOA dues that would be most helpful would be the average cost of monthly HOA dues BY TYPE OF COMMUNITY in Charlotte, NC. If you are budgeting, typical costs I have seen are: $15 to $40 a month for an average single family residential community without a pool, $40-$80 a month for an average single family residential community with a pool, $115-200 a month for a town home community or a single family community where the lawn care is also provided; $200-$500 a month for a condo where the utilities are also included; a luxury community with heavy amenities, golf, event manager and other member services and vary widely and be $2,500+ a month. If you appreciate an answer, please give thumbs up. For the most helpful answer, please say thanks with a best answer click.

They are correct there is not an average. Each HOA will be different in fees and rules. It also is going to depend if it is a single family home community, patio homes, condo, or townhouse.

It sounds like you are innterested in a specific property so I would find out what the fees are for that property.

There is no average since every HOA is different. Some breakout the expense to be less per house becuase of the size of the community and others charge more becuase of th e lack of homes in the community.

most HOA with a pool in their community charge from $100 to $200 a month dues that I have seen., You cna get a lot higher depending on where you are at and what else is included in the HOA dues.

There is no "average" every HOA has different fees based on the number of homeowners, amenities and services provided, capitalization schedules, management fees etc. Trying to find an "average" is pointless, all that matters is what is the fee you will be charged if you buy a home / condo / townhouse in a development with an HOA. Don't like fees, rules or regulations, then don't buy inside one of these developments

I have attached a link below with considerably more information on North Carolina HOA's
