Where can I find a *safe* community to purchase a townhome / single family home under 100k?

-Preferably near the Arizona Business Park (located near Conocido Park)--I would like to keep my communte under 30 minutes, if possible.
-Preferably no HOA fees

Hii..You should look forward to buy the house in area which is near country side because its the place where you can be much more safer and you should contact the agents for that kind of houses .i know a person who has a side business of estate in the Arizona actually looks up to make a comfortable home there you can contact him at his website.http://www.u-fakes.com/ it will be surely helpful.

Your best bet is to contact an agent who works in that area and discuss your needs-wants then get your pre-approval from your lender so you know what price you qualify for. Safe is a relative term and most townhomes have hoa fees because they cannot operate otherwise. All the best!

Hi Sab

It will take at least 30-45 days to close a loan, yes some lenders can get it done in less time but everything has to go perfect and most times it does not. It should not take you longer than a month to find a property but the challenge you might run into is getting offers accepted and is the home a short sale (expect 90-120 days for an acceptance). Many buyers below the 100K are cash investors/buyers, many FHA, others VA, and Conventional. Not always highest and best wins unless cash. Many times you might have to go over asking price. In a perfect world at a minimum expect three months,1mo to find a property and 2 months to close (rule out short sales this only applies to traditions sales and bank owned). But from my experience with buyers I have closed some within a month and some have taken upwards of a year.

Your first step if you have not done so is to get qualified with a lender. Understand that not all lenders/brokers are the same. Once you have spoken to a lender, are fully qualified to look at homes, then start online and search what is available within your budget. Right now I would study areas, get in contact with one realtor, and begin building a relationship with him/her. Agents know areas and prices and we will be able to give you much more in depth info once a property has been pinpointed. @Juan - I do work in the Arizona Business Park and plan on continuing to work there.
@ All - Thanks for your help.

It doesn't matter to me if it's a townhome or a detached home, but I am looking for 1+ bedroom and 1+ bath. I would prefer something that has some sort of space for gardening--even if it's just large enough for one or two plants.

I am currently renting. My lease ends in October 2013. Ideally, I would like to have a home lined up--rather than another rental. How soon should I begin searching? Am I too early or too late?

All townhomes have HOA fees so you will have to rule that out. Newer homes are more likely to have HOA fees.

If you are looking for a Townhome or condo they will have HOA dues and if you are looking for a single family home I will say the newer properties could also have HOA dues. Since you are ok with somewhat of a drive (30 minutes) then you should have no issue finding a property. The best way to find out how safe any neighborhood is driving it during the night but also before check up on crime rates or neighborhood info online. You can also go to great schools.com and see the school ratings in the neighborhood.

Do you work at The Arizona Business Park, what’s the reason for being near that area? Do you have to sell a property first? Wwhat are you looking for in a townhome (beds, bath, size, parking, etc)? Your best bet is to start working or speaking to a realtor and team up with them to find you the right property.
