Where are the tax abatements in Philadelphia?

I don't know where the best place to research the official tax breaks available throughout Philadelphia neighborhoods. Can anyone recommend the best government website or certain neighborhoods to pursue?

Hi Leslie,

Special Tax Abated properties are available throughout various neighborhoods of Philadelphia.

Keep in mind that not only new construction but many fully gutted and rehabbed properties have also received abatements in the past 7 years, so there are many properties available with current benefits of low taxes.

Sounds like you haven't chosen a Realtor to work with yet? May I suggest you start interviewing some Realtors to work with. When you find a good Realtor that you feel comfortable with, he/she will represent you as your Buyer's Agent, and should be able to show you many available properties that have some time left on tax abatements.

you need to concentrate your search on new construction or properties uner 10 years old. there is no simple goverment place to look. while the OPA.phila.gov can verify info, its not searchable.

Hello Leslie, Tax Abatements are in All areas of the city.
Also the abatement is transferable.
For Example We resold a home that was 3 years into the 10 year tax abatement and the remaining 7 years went to the New Buyer.

The tax abatement is active throughout the entire Philadelphia County for New Construction 10 year period.
All neighborhoods are included: http://www.phila.gov/ohcd/taxabate.htm

One of the most significant incentives for new housing development and housing rehabilitation in the City of Philadelphia is the 10-year real estate tax abatement offered by the Board of Revision of Taxes (BRT). To benefit from this offer developers and homeowners must follow the guidelines set out by the BRT. They are described briefly below. Pay particular attention to the timeframe.

Hi leslie,

There is not a particular area that has the tax abatement specifically.

It is available on new construction or full rehabs anywhere in the city.

What happens is that the taxes are based on the property before the work is done and is locked into that valuation for 10 years.

After year 10, the taxes go to market.
