When you get pre-qualified or pre-approved for a mortgage loan does that affect your credit rating?

It will not affect your credit, it will show as an inquiry, however if you go to 3 banks and they all pull your credit it still only counts as 1 inquiry as long as it is done within a periord of time usually 30-45 days. make sure you use a trusted and local lender, stay away from the internet lenders. good luck with your purchase.

Hi Tiffany,

Actually, the credit reporting agencies did a good move some time back for consumers who are shopping mortgage companies or auto companies. Dependent on how and when your credit was pulled there is a 30-45 day grace period the credit reporting agencies allow for multiple inquiries. They now understand the consumer's right to "shop" several sources. Ultimately, to answer your question - yes, it can have an effect, since inquiries do count - but keep in mind it is a very minimal point reduction...if you are ready to get pre-qualified or pre-approved, give me a call! I'm confident we have the most competive rates & closing costs around.

No. You will have your credit pulled and that will show as an inquiry. Only have one place pull your credit. If you are shopping and a lender wants to see your scores, send them a copy of what you already pulled. This should be sufficient for the pre-approval stage.
