When looking at homes in Delray Beach, what do the HOA fees include?

Hi Garrett,
That all depends on the community. Some have common elements such as a pool, gate, tennis court and clubhouses. Usually your HOA covers all of these. Some will also include lawn maintance and cable or water for your lawn. It really is unique to each community.

Yes, the town home you are looking at 1214 Palm Trail is new construction called Ocean Terrraces, a small boutique community in close proximity to the Estuary. Great courtyard design with the pool area between the home and detached garage. I have a client looking to possibly picking up a unit for the design and location. Well worth a look with a high level of exceptional finishes.

It all depends on the community but the town home you are inquiring about in the Estuary has fees of $1,400 per quarter which includes lawn care, common area maintenance and security. Like many developments in the area, sales have been strong; 14 sales over the past year ranging in sold price between $515,000 and $1,075,000.

As of this afternoon we have 6 active listings with asking prices starting at $895,000. THis gives us an inventory just about 5 months which is a balanced market and is well down from what we have been experiencing since the bubble hurts. Great intracoastal front community in north Delray.

1214 Palm Trail IS a new community. Was built in 2012. 6 units. $950 a month in fees.

This particular property you are inquiring about is in The Estuary in East Delray Beach.

HOA fees are $1425 a quarter (or $475 a month)

This fee includes:

24 hour manned guard gate
Roaming security on the property grounds.
Common area lawn care.
Maintenance of the association pool.

You will have to get your own insurance policy for the townhome.

To get a full report on exactly what the fee covers, you will need to see the 2013 annual association budget, and speaking to a current board member is also helpful. The above is fairly accurate. :)

HOA fees vary from association to association, and so does what the fee covers.
