I am looking to buy a studio in the Ocen Club or the Enclave. Do you think that prices will be lower now (before the summer season heats up), in the fall, in the winter, or next spring?
I agree with Jerry when talking about Homes but Condo's are a different situation. Yes the prices have dropped but Ocean Club & Enclave are stable and will hold at the present prices.
This was just posted to Bankrate.com today: You can bet on declining home prices in this shore destination for gamblers. The region enjoyed a surge in home prices during the housing boom because investors hoped to take their beach bungalow, improve it and sell it for a large profit, says Celia Chen, senior director of housing market research at Moody's Economy.com. Local Market Monitor reports a whopping 68-percent difference between the actual and equilibrium price.

The forclouses in neigborhoods are affecting the appraisals and sale prices, however there is rarely a forclsure in a beach front Condo building so it is my opinion that peices will remain flat and if they do drop a little in will be in the Winter Months of JNUARY & February
I think that prices are going to continue to fall well into next year as all the forclosures continue to sell and pull down the value of the neighborhoods their in.
Sny time is a great time to buy in AC. Atlantic County is not as affected in the National Trends becuse of our strong job force. Now is a great time to buy becuase people who live outside of AC and have a second home here may want to sell becuase of their personal financial situations. I have a new listing coming on soon that is ocean front inthe Warwick that you could but for the same price as a studio at the Ocean Club.

Agree, but if you have a wonderful buyers agent assisting you, you will get what you want................
I agree with Troy!, The only other aswer i can contribute is , The price might be lower when there are too many units for sale at the same time, Then seller will try to rent them or sell them cheaper to prevent loss on capital.
The best answer to your question is that home prices have rarely lowered in the last 70 years,.
Home prices are not on a seasonal cycle like many people believe, so there is no true "better" time of the year to buy.
The only thing affecting the price you may be able to get is that typically in the colder months there are fewer buyers and this may cause a seller to take a lower offer.
That being said there is a significant abundance of available properties certainly in NJ, but also for the bulk of the country which has made a HOT SELLER's market into an EQUALLY HOY buyer's market, go out and find the one you want and buy it, the negotiating skill of your agent will determine how good a deal you get, not the time of year.
