I'm anxious to put in an offer on a condo with 1 space listed. However we have 2 cars. How can I find out about the availability of other parking on a bank owned? Nobody seems to know anything - Help! Thanks!

I live in RB and would be happy to help you not get burned. I know thare are several HOA's in RB that have awful parking rules. Parts of Bernardo Heights are really bad, you can't even park in your own driveway, you have to park inm the garage and there is little or no street parking. What a deal, paying over $400K for a house and you can't park in your driveway!!
I hold a Brokers License and it is my job when I represent you to protect you and look out for your best interests. Parking is just one of those issues.
I provide for my clients as much information about the home they are lookinmg topurchase as I can. That is the only way you can make an informed decision.
Buying a forclosure is basicly that same as any other property, only the bank is exempt from certin disclsures and you should have an inspection done by a good home inspector, one that does it slowly and takes their time to really search for defects. Most of them are pretty good, but I have come across some that set speed records. For me slow and steady is better.
I know the RB markey pretty well as I have lived here for 10 years.

Dear Margo, my client and I recently had a similar issue with finding out HOA details etc on a property. The selling agent did not have the correct HOA contact info. If you have an agent they should be able to help you. Have your realtor contact their title company and ask to see if they could pull up HOA contact info. As well why not meet your potential neighbors early? Ask a neighbor about the parking situation and see if they have a contact number on their HOA bill. Your Agent can then call the HOA. First - You can search for Bank Owned Foreclosures 4 different ways.
1. Search by Area.
2. Search by Address
3.Search by MLS #
4. Search by Zip Code.
After you perform your search and you are looking at the details of a particular property you can find out about HOA parking information under the section titled Property Features. It should be listed there for bank owned condos. If it is not listed there the agent did not input this data into the MLS and you can feel free to call me without obligation and I will look it up for you.

Hi Margo,
The listing company for the bank should at least be able to give you the name and phone number of the property management company for the complex. They should be able to tell you if there is other available parking.
I would also go to the condo complex and walk around and ask the residents that own there. They will tell you what they know about the parking situation.
When you get a preliminary title report, it will state on the report the description of what is being deeded to you including the parking. That will tell you for sure what is included with your unit. Your agent should be able to get you a copy of the PR before you put in an offer.

Hello Margo,
Usually the best way to get parking information for a condo is in the preliminary title report given by the title company. The legal description should list how many spaces you get with the individual unit.
If you know it's only one, than I usually recommend to my clients to go to the home at three different times durring the day to get an idea of the neighborhood. This would also help with the parking. By seeing if there is open spots in the morning, afternoon or after work.
