There is no sign requirement but it should be shown in the MLS as pending or available for backup offers and this is considered showing the property as pending. Beware, though, that if it is a short sale and contingent upon the banks acceptance the property is still in effect for sale until the bank accepts an offer. You can call the local MLS and inquire about the homes status or let me know the address and we will gladly find out for you.

It all depends on seller, listing agreement and etc. Banks in some instances will not allow a realtor make any changes in MLS till after sold.
Outdoor signs most realtors dont update those signs not mandatory do so. Those additional riders are expense realtor has pay for.
Online listings many times my listings are posted other websites I never knew had info. Dont ask me why if we update in MLS only area of concern based on listing agreement

Every agent is different with their signage. Some will put a "pending" rider or "under contract" and possibly later a "sold" and ask to keep their sign in the yard for a week or two.
If the contract between buyer and seller is fully agreed upon and there are no contingencies, the listing should be changed from Active to Pending in the MLS. Every county/regional MLS has guidelines on how soon this needs to be done.
In NC, I place a home as contingent until the financing contingency date lapses then it's listed as pending until it closes and my admid changes the listing to sold in the MLS. It is never removed from our MLS. I do put a 'under contract" rider on my yard signs and change it to "sold" for 2 weeks after the sale.

The answer to your question may depend on the rules of the Board of Realtors/MLS in your area. In the South Bay in LA County a listing is supposed to be marked online as pending , contingent or back up offer accepted as soon as an offer is accepted. If the property falls out of escrow it is usually immediately returned to the MLS as active.
The agent usually puts up a sign stating that the listing is "pending" or "in escrow" . Often the signs are remoced from the for sale sign..usually by neighborhood kids.

Most multiple listing service have rules about when a pending sale should be reported and the status changed from active to pending. Under the direction of the seller/owner, the agent can continue to market the property and collect "back-up" offers.
Online listings have some delay of reporting status because each has its own schedule for backing up to the syndicated database.
