When a person buys a home and has a termite and home inspection and a year later you find this home is eaten up with termites, who is responsible for the repairs.

As with most things in life today if you look at the termite inspectors report you will find that it will state somewhere on there that the inspection is limited to visible signs of infestation and probably has something about limited access or inaccessible areas.

Depending on the location you find the damage or infestation it would be a matter of weather or not a reasonable due diligence by the inspector should have been able to find or at least note the possibility of problems. If you can prove that the inspection should have found the problem then the company may be responsable for treating the problem but not for repairing the damage.

FIRST ANSWER

If you had a termite inspection and the report was negative, you should contact the company that inspected for termites. If the area of the home experienced any environmental changes since then, such as dampness, this could have been a reason for termites to appear.
