When a house says it has lake rights on lake como what does that really mean?

Lake rights means, you pay an association fee and you have access to the facilities on the lake shore, like a beach area, usually have access to drop a boat and the use of pier to load your boat.

"Lake Rights" is a meaningless term. If you live within an association and pay their entry and annual membership fee, you will have access to their beach and pier whether or not your property is listed as having "lake rights". Having "lake rights" does not give you any specific rights to using the lake since virtually all of the shoreline is either privately owned or public access. Public access beaches and launches can be accessed by anyone if they pay the fee.

There are various types of lake rights.Some are deeded others are not giving specific owners rights.If you give me specific mls # i can find out.

Using website Law.com the term "lake rights' did not match any defination in their library.
I doubt it has any legal meaning anywhere.

There are specific and well defined rights in regards to waterfront and water access properties and who owns those rights and what those rights entail.

As Ron suggest, you must go to the writer of those words or compet them to use the appropriate terminaolgy pertaining to the rights to which they refer.
