Agree with Robert from Camden. There is no "premium" per se for a washer/dryer in the unit but having a washer and dryer in the unit (whether or not you're the buyer or seller) will only HELP you. I don't believe it's the cost of the w/d machines itself but more of the convenience factor. And, you really cannot put a price on convenience. In helping my clients I use a lot of my own rationale when they're trying to make decisions (on the buy side). For example, if they're looking at a $400,000 they still could "want" a w/d in the unit. If that is the case they may need to give up more square footage, parking, etc. It really is all about what my client wants...they will prioritize what is important to them.

I have a slightly different opinion. I have had listings with no washer/dryer in the unit or no washer/dryer in the building. It depends on the price range and size you are looking at.

If a buyer is looking at $500k +, they are usually expecting a washer/dryer in the unit. Even at $450k+ its expected now. Depends on style (modern vs. old world) and age of building. There are a couple of modern (<20yrs) buildings that are actually hurt because the washer/dryer are in common areas as opposed to in the units. I have had specific feedback that if the W/D were in the unit, the buyer would have made an offer...but as they are not the buyer will no longer consider the building.

How much is that really worth? Hard to say in this market, I think it can be somewhat subjective. If the W/D dryer is only a few yard away on the same floor it’s not a big a deal. But you cannot control how people feel, based on their wants and needs. So for some a W/D maybe worth $30k, for others $300. Depends on the property, and importance to you as an individual.

The honest truth is there is no premium for a washer/dryer in Hoboken. For instance there is no buyer that will pay 10k-20k more for a unit with a washer and dryer.

A washer and dryer can be bought for under $1,000. So please run the opposite way if anybody suggest this to you.

Its a different story if its has granite countetops, stainless steel appliances etc.

Would you pay 10k more for a car if it has a GPS system? Or would you just buy a $100 Gps System?

It's hard to put a dollar amount on this other than the cost of the washer/dryer equipment. I am seeing more and more condos have it in the units these days and many buildings which did not have it a few years ago did place it in the common areas for the use of the owners. Also many units are now installing the space saving European combo washer/dryer units in the kitchen. They take up little room.

There is definitely a convenience factor so more buyer would gravitate to a unit with a washer/dryer in it vs one without it in a similar price point.

Whether you are selling or renting it is always more desireable. Units with a washer/dryer, or at least a hook-up usually sell or rent faster.
