I just closed a home in Teravista last week and the HOA monthly dues are 42.00 a month. This pays for all common area maintenance, admittance to the pool and outdoor playgrounds but it does not include golf. This is separate. This is a public golf course. Most of the folks I've dealt with in Teravista pay about $42/month. However, you get some incredible amenities for that price, including discounts on golf, pool, workout room, clubhouse, etc. I've seen other neighborhoods in Round Rock and Hutto pay almost that much and not even have a pool in the neighborhood.
