Each county uses the assessed value to calculate taxes. Each county is different, some assess higher, some are lower. My suggestion is to go to the county assessor's website and look at the specific property. As a homeowner keep a close eye on any changes to your assessed value, and be prepared to dispute it should it get adjusted much too high. Assessed values are derived in a straight-line method of valuation and are not a clear picture of market value. The current assessed value is also based on figures from the previous 2 years typically.
Good luck and let me know if you have any more questions!

Mike,
It depends on if you live in a new community or an older community. In an older community you can expect your property taxes to be lower. Property taxes in Metro Denver are very reasonable, ranging from approximately 0.5% of estimated value to 1.5% of estimated value. As a general rule, the newer the community, the higher the property taxes are within the 0.5% to 1.5% range.

Mike,
We advise our customers to reach an approximate number by multiplying 1.5 times the sale price. This will give you a "ball park" figure.
For more specific numeber, we direct people to contact the Charlotte County Tax Department. They are always willing to help and are very cooperative.
We would be happy to send you current property samples at your request or answer additional questions.
Good luck,
