What type of repairs are included in "section 1"? Would a leaking roof be included?

section 1' does it cover sealing damage by water leak from bath room /black mold /mybe/ wont no till we take it down /bank owen /fha did ther inspetion/all the said was fix the sealing ?house has been sitting for [ 3 ] years

Section 1 repairs are outlined in the termite inspection and are generally areas with active termites. A leaking roof would typically be considered a Section 1 repair. Section 1 repairs are traditionally repaired by the seller but are negotiable. Call me with any more questions.

roof is coming out of roof inspection.
most skilled realtors can spot most of these problems.

One quick way is compare the subject roof with neighbors. If all neighbors have their redone and the subject has not...watch out.

Hello Gcat,

Section 1 repairs refers to your Termite Inspection Report. Section 1 repairs means you have a termite infestation and or dry rot wood throughout the home. These items are typically paid for by the Seller(s) unless otherwise agreed to in writing and must be repaired prior to close of escrow. Section 2 repairs means that you do not have a termite infestation and or dry rot wood. However, you have conditions that could lead to one or both conditions. Typically Section 2 costs are Buyer(s) costs if the Buyer(s) choose to have the work repaired. Unfortunately, a leaking roof would not be included in Section 1 repairs. Make sure you read the Termite Inspection Report thoroughly and follow up with the Termite company if you have any questions. Lastly, once the repairs have been completed make sure you receive a copy of the Termite Completion Report. Good luck!
