One quick way is compare the subject roof with neighbors. If all neighbors have their redone and the subject has not...watch out.
Section 1 repairs refers to your Termite Inspection Report. Section 1 repairs means you have a termite infestation and or dry rot wood throughout the home. These items are typically paid for by the Seller(s) unless otherwise agreed to in writing and must be repaired prior to close of escrow. Section 2 repairs means that you do not have a termite infestation and or dry rot wood. However, you have conditions that could lead to one or both conditions. Typically Section 2 costs are Buyer(s) costs if the Buyer(s) choose to have the work repaired. Unfortunately, a leaking roof would not be included in Section 1 repairs. Make sure you read the Termite Inspection Report thoroughly and follow up with the Termite company if you have any questions. Lastly, once the repairs have been completed make sure you receive a copy of the Termite Completion Report. Good luck!
