Does such a place even exist in NJ? Obviously, we want to avoid high crime towns/sections. We currently rent in Clark and would like to look into Monmouth County. We will even consider going more south. The only town I found so far that offers decent homes around $250K is Voorhees. Any help would be greatly appreciated.

My office is in Voorhees and it's a great town for a shorter commute to north Jersey, but I also live and sell in Gloucester county and the West Deptford area has great access to 295 and thus the turnpike and the taxes are much lower for a great quality of life. I don't know where you work or how far you are willing to travel but I work in Voorhees and live in West Deptford ( about 20 min south of Voorhees ), and West Deptford is the best area to live in- in south jersey. West Deptford township has the lowest taxes in south jersey and if you live in West Deptford, you also have access to a complex called River Winds which is a large facility with a pool and access to many sports. You can join the facility for a small fee for the year, but only if you live in West Deptford. The crime rate in West Deptford is very low and the school system is rated up with the best. I am actually going to sell my house and have been looking for a condo or townhouse, but the taxes are so much higher in most other towns. I actually pay just a little over $3000 a year for taxes ! I don't know what kind of house you are looking for but my house is a 3 bedroom-1 bath cape cod with a large yard, large shed and plenty of room for expansion if you needed something bigger. Hi Gina, there are alot of very nice homes you can get for that price in the areas of Gloucester or Salem County. The school systems are great and the crime rate is low so here's a few mls' of homes in those areas that might meet your needs.

Without knowing your job location and/or tolerance for commuting. I'd say that you are 100% correct! There are wonderful homes in Northern Camden County, or Burlington county that are within a managable commute to NYC and within minutes (less than an hour) to central and some parts of north Jersey. Anything located near Tpk exit 4 gets you to north Jersey in a very managable commute -- I know because while I am now a Broker with Realty Executives in Voorhees, NJ I used to commute to Manhattan when I worked in the major-label music industry about a decade ago! The quality of life in towns like Voorhees, Moorestown (yes there is the occassional ranch home/bungalow in the "country's most desirable place to live" in the 250k-range), Marlton, Evesham, Mt.Laurel, Cherry Hill, Burlington Twp.is quite excellent, as are the school districts, if this is a concern. Brick Township might also be an option. Approximate 1 Hr communte to North Jersey and close to beaches, shopping parks . . . large inventory and lot's of neogiating power.

Go west. Try Mt Arlington, Roxbury, Lake Hopatcong, and there are some homes in that range in Rockaway. Visit: http://www.Prudentialnewjersey.com/jeff.halpern and thake a look at all the homes for sale in Morris County. You will be surprised at what you see. It is my recommendation that you restrict your search for homes not more than a 1hour commute to your work, give or take a 15 minute spread for rush hour traffic. If you try to do more you may find a better house but it will never be a home because the car will be your home. Since I do not know where you work every day, I can not make a recommendation of towns with affordable housing to you. And, you may just need to save a little bit more to be able to afford the house you can make a home. Good Luck.
Gina: Clark is a bit further north than my market. I have NO idea about your commuting needs or preferences. Generally speaking, the further south, the more house you get for your money. There are, of course, exceptions, with upscale communities scattered all over. (Princeton, the northwest corner of Moorestown, Haddonfield, etc.) So, for the kind of money you are talking about, you may find exactly what you want. You can also look in the southern end of Bucks County, PA where there are nice homes here and there to start your home owner’s experience.
My advice: Since the spring is upon us, start driving around to see what you can see. Then get a feel for the prices in those communities that impress you. Sorry, the west end of Princeton may impress but is NOT in your budget but you know what I mean, communities within reason. There are a great number of them beyond what any one agent can handle well, so you have to narrow down your choices.

Have you considered southern Ocean County or northern Atlantic County?
Perhaps the most important question would be where do you work, and how long a commute are you willing to commit to?
There are some great deals in Waretown (Ocean Township), Barnegat, Manahawkin (Stafford Township) and Little Egg Harbor. Those communities are located in southern Ocean County. All are great family towns and have highly rated school districts. Many homes are minutes from the Garden State Parkway.
Well priced homes move quickly, so if you'd like information on homes as soon as they hit the market, you could email me your requirements (ie bedrooms, baths, garage, yard etc) and the MLS will notify you of homes as soon as they become available.

Hi Gina. You can find some homes as far north as Edison in Middlesex County, you can go to Somerset County, or Monmouth County and more south as you stated. Will you need to commute to NYC? If so, I'd suggest seeing what your budget would get you in Middlesex County or in a commuter friendly Monmouth County town. Also, how many bedrooms do you need? There are plenty of options out there for you if you want a single family home with two bedrooms. If you need three, then it's stretching your budget a little. The good thing for you is that what you want (a single family under 250k in New Jersey) has now become realistic.
