I am surprised no one has mentioned anything on the East Side of Orlando??
Nestled between Waterford Lakes (Waterford Lakes Shopping Center/Mall) and the popular Avalon Park, there is Eastwood and Stoneybrook East.
Eastwood has 2021 total homes and in the rear of the community is what is called The Preserve which has just over 600 homes that are behind a manned gate. one entrance, one exit backed up by a video security system. I also live in this community which automatically makes it worth millions.. ok, not really but go with me on that one...
Right next door is Stoneybrook East, There are multiple entrances and Exits each manned except for one I believe. It does have a few newer amenities due to age, but both are golf course communities that have established landscaping and an overall great appeal.
If you would like you can view these communities on my site, but you can also just search within zip code 32828 to get a feel of the area. I will be more than happy to answer any additional questions you have, but both are great opportunities within your price range. I for one love living behind a gate that has an extra set of eyes on it 24/7. We still lock our doors, and we still have alarm systems, but I sure do sleep well at night.
That is a good question. We do not have a place on our computer system to input if the gates are manned. We just have a place to put if it is a gated community. The communities that have a person at the gate are higher priced. In the Winter Garden, Windermere area the only one that I can think of in your price range is Stoneybrook West. This is a nice community. And the gate keepers are very strict about letting people in, including realtors trying to sell homes.
If you need to sell before you buy I suggest you work on the selling first and I recommend that you work with a good REALTOR. Right now there are lots of homes for buyers to choose from, so it is even more important to have an expert helping you.
The reason I say to sell first is that depending on how flexible you are on your selling price this can take some time. Around Central Florida the foreclosures are setting the selling prices. If it takes you six months to sell then the prices may have increased in this area by then and you may be priced out of most of the manned gated communities.
Of course it is always fun to look. And if you don't need to sell first then go ahead and shop away.
