Research the surrounding areas. Towns such as Fontana, Walworth, Williams bay and areas around the lake. You can have almost all the amenities of the great lake at your finger tips even living a few short miles away. Walworth is a great little town with a lot to offer. It's almost like a little city. Lots to offer and within minutes of the lake. Property values here are solid and people are discovering it every day and realizing it's a great, safe little town.

Hmmm ABR discussion. Buyer's Agency is important to those working with Illinois buyers who are looking for property in Wisconsin. Illinois Agents are agents of the Buyer, whereas in Wisconsin we are agents of the Seller. A distinction many Illinois Buyer's don't know but are realizing.. Also, in Illinois, Buyers walk between agents ALL THE TIME. No one 'owns' anybody......but that is another story. . This talk could go on forever but you know mostly, Agents, are fair, honest and do the best for both parties. If you want, ABR could fall into the realm of E-Pro, SRES, GRI and all the rest. Maybe yuu don't need the initials....but Buyers do need to work with those Agents who know the distinctions between the state lines. The ABR initials designate you do.

All this chatter about buyers agency is surprising to me. No one wants to talk about it, but buyers agency is essentially a way for brokers to claim you as a buyer, and make certain that they receive a commission no matter what you buy. My opinion only, of course. Buyers agency isn't nearly as important as finding an intelligent, articulate full time agent who is experienced and successful in this market and in the individual market you're looking in.

You would want to know that there are 5 communities that border Geneva Lake. The town of Linn and Geneva, the Village of Williams Bay and Fontana and the City of Lake Geneva. Within those areas are condos and single family homes. There is an order to value with the lake, deeded boat slips and lake front, deeded boat slips and access, lake front and community access, community access. Areas of the alke will differ in price - you will want to tour with an Agent! And, there are many lovely lakes with a variety of price points if you decide that Geneva Lake is more than you wish to invest. Write to me at my email - conversation is always welcome. See you!
