What's up with the Florida Park Subdivision in Newtown Square? Is this a nice area?

4400 Florida Ave is listed for $179,900 and down the block theres another listing for $300k. What is the best subdivision in Newtown Square?

I live in Broomall (all my life) and Newtown Square is a VERY nice area to live in. You're right off of the mainline area. I have to disagree with RT3 being a 4 lane "highway" because it's not a highway. A highway would be 476 or I95. RT3 is a road that can take you from the city all the way into West Chester. 2 lanes on each side.

There can be various reason for the pricing but I can tell you that $300,000 in our area is on the low side of average prices for homes.

There is also a very overpriced new construction priced above 500,000. One of these "one time" builders who I think was trying to make money but has clearly entered the market at the wrong time.

Newtown is a very nice area! With $4.00 a gallon of gas, you will not need to travel far for anything you need. Give me a call or email me and I can provide you with a full list of amenities and available homes in that area.

FIRST ANSWER
It's like a shanty town off of RT3 which is a 4 lane highway with some traffic lights. I looked at a house there...one across the street was a bank foreclosure with no windows or light bulbs if that gives you an idea of the type of people living there; next door to that was the prevous owners father - his place looked like Sanford and Son. If its all you can afford, it gets you into decent schools/amenities for a low price, just be aware who your neighbors are...
