From a resident and observer of the market: higher end homes are only selling if prices on them have essentially collapsed (down over 25%) from market prices of about 2 years ago- you can definitely get a "steal" if you now where to look and what to offer. For lower end (<$250K) homes prices seem to have stabilized and sales are definitely picking up.
I am not an agent. Have lived in Rio Rancho since 2000 and bought during the last major "overdevelopment" downturn. Right now Im looking to buy an investment property at rock bottom prices.- it is definitely the time to buy again but Im a little less liquid than I would like so im scraping the bottom to find something i can afford.
Lot of higher end homes seem to be heading toward foreclosrure or just sitting idle. Lots of custom builders have "vanished" from the overheated market during the past 5 years- and if you hear otherwise your getting a lot of wind (well it is New Mexico)!
