What's the best cash offer to these properties?

I have a list of properties within my budget for Cash purchase and looking for an agent. Below is the list:

I am interested in the $60k and $63k homes on this list for cash purchase, and I don't want to carry any loans. Any assistance will be greatly appreciated.

Hi,

You seem to be asking a lot of questions about all cash offers. We have 2 clients who purchase all cash, the "discount" is not what you think. What it allows is a fair market price with a quick close after investigations are complete, no appraisal and peace of mind for the seller because there is no loan involved.

The key phrase in what we said is fair market value. Not full market value perhaps, but a fair price for the property based on condition and comps. There are so many all cash purchasers today that buyers and sellers agents are more savvy in how to handle this type of transaction.

The real answer to your question is a sales price is based on what the market will bear.

Given the two what would you, a real estate professional with fiduciary obligation to your customer, recommend as price to Offer CASH purchase?

The discounts due to no closing costs, etc., are bonus; however, what is that FMV that you would offer on my behalf? Thank you.

My office is located near a few of these. I also have a property management business and manage a condo near a few of these. Out of the two that you selected I would buy the Oak Park property on Bayview Heights. ALthough it is right next to the freeway it is more residential than the 38th St property which is just off the busy commercial area of University Ave that has a lot of road traffic and foot traffic.

I have sold many 1 bedroom condos for under $100k cash to investors like yourself. They usually offer between 96 - 104% of the list price, depending on condition and other offers.

Good afternoon, I'd be happy to help out. What you would want to do first is contact a real estate agent like myself to go over the units you are interested in and review recent sales. The current active listings, pending sales and recent sales will generally give you an idea of what certain units are selling for.

In my opinion, yous should focus on cndos that are more han 600 sq ft because for resale value and appreciation (should you ever want to sell in th future) uyers can't get financing on properties les than 600 sq ft. David Dukes, MBA daviddukes@hotmail.com CFL Realty 619-788-7388
