What's an average cost/sq ft for new upscale residentail construction in the Tampa area?

pmbouthilet, response to your question, depends upon many factors. Will you be building on a waterfront lot with an end value well over a million? Custom construction costs will be based upon the design, architect, permitting, builder and your own personal taste. The cost may run at minimum $500 to over $1000 per sqft.

If you will be building a new home in a new subdivision than typically there are builders with existing models that you can walk through and select which upgrades you'd like in your new home. You can personalize the home to suit yourself. The overall cost per square foot will be more affordable.

There are spec homes built by builders called inventory homes. These are lovely and are built with some features and upgrades that appeal to most people seeking a new home. Sometimes these are ready to go for people looking for a new home and not interested in waiting months for a home to be built.

Usually, builders complete and sell only a limited number of homes per month. Once that inventory has been sold, then another group of homes are readied for sale. Frequently, as each group is sold, prices inch upwards until the subdivision has been built out.

You can also check with your insurance company regarding the typical replacement cost estimated per sq ft.

They'll give you a VERY high end and High End or Mid Range estimate of what to expect.

There are too many unknown variables in your questions. Most large builders are building new homes in Tampa for about $90-115 per SF. The higher end homes sell in the $170-200+ per SF. Please feel free to call or email me with any questions you may have.

Hey there,

May I ask what your definition of "upscale" would be? Just asking so that we are on the same page as it could mean different homes in different areas depending who you are asking.

Either or, New Construction offer the best peace of mind in ensuring that you get yourself and your family in a home on a timely manner. Not to mentioned the different warranties that are offered by each builder. Their promotional plans for buyers change on a monthly basis. These promotional plans may be in the area of financing, upgrades, etc.
