In addition, most cities allow up to 6 months to complete the necessary work for the inspections.
Once complete, the inspections are deemed good if you plan to occupy until you choose to move again. If you plan to rent the property, there are review periods to adhere to every 2-3 years generally.

An ACR is the acronym utlilized for the affidavit required by the City of Detroit when the purchaser is assuming the City-required repairs for the home. In Detroit - and in other municipalities - a pre-sale inspection is required prior to the home's transfer to a new owner. In some circumstances, the seller takes on the responsibility for the repairs and the City then issues a certificate of occupamcy. If the buyer is assuming responsibility for repairs - as is most often the issue - the buyer brings a copy of the purchase agreement and the city inspection report to the housing inspection division of the City and completes the affidavit (the ACR), This affidavit details that the purchaser is esponsible for the repairs and may be able to obtain a temporary certificate of occupancy while repairs are completed.
