What's a reasonable price for a 1 bdrm/1.5 bath condo in downtown Durham NC?

Condos in Durham (keep in mind this is all condos sold) averaged out in the 2nd quarter of 2009 at $138.49 a square foot and were on the market about 37 days. Urban living as the others have commented is moving up in Durham and as a Durham Native I am excited to see this. I recently toured the planned growth with the Chamber and while there are some new condos planned I do think the prices will be going up.

Downtown Durham is going nowhere but up! The amount of monety that's been invested in American Tobacco, the new Durham Bulls Stadium and DPAC. Its looking really nice down there now! If you like urban chic style of living, with choices of places to dine and have drinks, then downtown Durham is for you!

I think that the Trinity Lofts are the best option, again my opinion. The combination of location and $ per sq ft, I think the 2 bd 2 ba at 1144 to 1182 sq ft for $189,000 is a great buy and will increase in value over the next 5 years.

Thanks again. At this point, the Eleanor, Trinity, and Mangum are the options. Just trying to figure out if a condo in Durham is worth $200k.

Well again a hard question depending on location, I don't feel anything in downtown Durham is going to drop in value from today forward, it is up and coming, and unless you were to find someone with motivation to sell due to some circumstance, everything downtown is going to increase in value, maybe slower but still increase, the new DPAC is one more draw downtown, just my opinion of course, if you have a particular property in mind I might be able to answer more directly?

Thanks, Michael. I guess what I'm wondering is what's a fair asking price, given the market and that downtown Durham is still an unknown as far as resale (since nothing's been there that long).

Location is a huge factor, I showed Trinity Lofts on Sunday and they are in a good location 2 bedroom 2 bath 1144 sq ft ish and priced at $189,000 Mangum 506 also a nice location is 1 bd 1 ba and they start at 159,000 ish. now if you are right downtown the price might double.
