What's a decent per sq ft value in the village of williamsville for a ranch and a colonial?

As of June 2010 I would prepare to pay from $ 100.00 to $ 120.00/ Sq. Ft., depending on updates and condition. The recent Spring market was very strong.

Depends upon improvements , location and features. A basement or not can make or break the local trend of the "price per sq ft" analysis. here when you need me, would love to look it over for you... Overall, a popular location and these types of homes tend to sell quickly due to Spring demand.

This is for sales since 1/1/2007. 34 colonials sold in the village of williamsville area- average cost per sq ft is $91./sqft. 18 ranches sold during that same time frame with an average cost per sqft of $101/sqft/
I sold 4 or 5 properties in the village this year and it's a high demand, strong market.

There are many factors involved with the value of a home. Even property's within a couple of miles of each othe can vary greatly. It's best to call a Realtor to get a market analysis for a specific area or street that your interested in.

Hello Harry,

A lot of the value of your home depends on condition, location, age etc. It is much easier to quote a price on sq. footage for new builds in an area of common homes. Most Realtors offer a free market analysis that will answer your question. Who knows, you may be located in a niche community that will yield a higher average per sq. ft. than average and you would want to capitalize on that.
