What protections if any are there if I bought my home as is from a seller .. a friend of my parents

Flier states home is well-maintained and has new roof 4 years old. There is black mold in the master bath about 1 foot up the wall. The toilet is almost falling through the floor. After three roof inspections, I have been told the roof is a disaster. Sellers said they can't help there is not warranty because their relative put it on. It needs a complete new roof. Leaking into the house in two rooms laready. Do I have any protection or recourse?

So, you've already purchased? Did you have an inspection done? If not, that was a mistake, as I'm sure you know now! Did you not see the black mold on the wall before you bought the house? Did you see the toilet almost falling through the floor? If you saw these things and still bought the house, then it's kind of your own responsibility. Even though you may not have known about the roof, these are things easily visible. Finally, your agent will be able to advise you about whether or not you have any recourse. Did you have an "as is" addendum in place? If not, you may be able to pursue arbitration. I would consult an attorney and your real estate agent.

The seller's advertising is fairly irrelevant to the matter - it is meant to describe and not to carry warranties. The only hope that you have is if the seller's knew about these problems and made material misrepresentation on the seller's property disclosure (one is still required - even in an as-is sale). Failing that you can always bring an arbitration or a lawsuit but it is not likely you will have much luck using the ads as evidence. Regardless, I would recommend that you contact an attorney to get an understanding of the entire legal situation before moving any further.
