My husband and I both have not so good credit and we are trying to work on it. Right now we are living in a cramped 3 bedroom townhome and we have 5 big boys. We really want to move into a home, but we definitely do not want to pay rent when we can be spending that money on a Mortgage. We just need a little help to get this dream of ours on the way. Any help would be great...We would definitely consider a Rent with an option to buy while we are working on our credit..,.,

Hi Christy,

My mother lives in Middle River. If you are trying to stay there I could be of special assistance.

Just like anything you should shop around for your loan and options. I have 3 great bankers that can help you more specifically, from which you can make a solid comparison and decision.

But I too would recommend you take the short 1st time home buyer class to prepare yourself and qualify for a Below prime rate loan! Only 1st timers qualify and not all banks and brokers will sell such loan products.

Some loans will even provide funds for improvements, in case you have a home in mind that might need some "help" or an addition.

If it IS too early for you to get a loan, I DO have several properties where a rent to own would be an option.

Credit scores over 620-640 would work last I asked, but the bankers can help you get your score and confirm that if you don't know it already. Please bear in mind, mortgage markets change daily.

Hello Christy,
It sounds like you will be a 1st time home buyer. If this is the case, I would suggest contacting one of the housing agencies for counceling loacted on the Maryland More House for Less Program website (see below). I say this because 1) they can help you get on the right track and prepare for homeownership and 2) they offer classes that may help you qualify for down-payment and closing cost assistance. There are many locations throughout each county. This is a great time to buy, but it is more important to get all of your ducks in a row first. The agencies have the time and ability to help you work out a plan to achieve your dream of owning a home.

When you say "not so good credit", I'm assuming you've checked your FICO?? There are still a few programs available for people in your situation, assuming you've never had a bankrupcy/foreclosure. I have a loan officer who does many credit repairs -- one of her specialties. She can get your credit up and ready for you to be able to buy a home -- she will just need to consult with you first.
