Hi tony, first off congrats on making the decision to purchase instead of loosing money on rent, realistically it's hard to tell you how much you can afford. How much you can afford rely's on your credit score, what amenities you need in that condo/co-op and what area's in the bronx you are considering. It is best to sit with a mortgage consultant and ask them to work out the monthly payment you can realistically afford. Hope this answer helps

Before speaking to anyone with a vested interest in you taking out as much money as you can pay back, I'd figure out what you mean by "realistically afford". If you mean pay for as long as you don't ever go out to eat, grab a couple of beers at the bar, or forget to brown bag your lunch, you can probably afford what a broker will get you qualified for. If you'd like to actually live your life, figure out how much that living costs you a month, and remove that from what you can pay.
