There's the technical answer that Carrie provided (2-3% less), but we're seeing some full-price offers as well as 7-10% less. Townhome and Condos continue to be hit the hardest. As we know, location is at the top of everyone's mind, but it takes on another meaning with the price of gas. Recently more people are thinking long and hard about buying in the "outlying" areas. Consequently, the listings in these areas will continue to get beat up in the coming months.

FIRST ANSWER
Your question depends upon a number of factors. The most important of which is whether or not the home is priced appropriately per the market for it's current condition and location. Second, specific locations and subdivisions command different price points so you can find out what percent a particular neighborhood is historically selling less than the list price. On average homes in Fort Collins have been selling for 2-3% less than current list price. This does not factor in any price reductions that may have occured through the listing period. Your Realtor should provide you a complete market analysis of comparable sale on any home you are considering and have them also provide a list price to sales price ratio for your review for the area/subdivision.
