Is the area near Nesquilla Rd and Hesperia Rd a good area to purchase an investment property to rent out. How much would a a 3 bed, 2 bath 1400 sq ft house rent for in that area.

The going lease rate for an average 3 bedroom, 2 bath, 1400 sqft home in Victorville in the area bounded by Hesperia Rd., Green Tea Blvd, Arrowhead/7th and Bear Valley Rd is between $1,100-$1,200/mo. This estimate is based on a review of available and recently leased property. I would be glad to share and review the data with you.

Deciding if the property is a good investment or not primarily depends on your purchase price and the type of financing you are getting. In general a used home will provide a better value than a new home in today's market. Lenders are selling foreclosed two and three year old properties at a significant discount to similar new homes.
