Janet, I was looking around Trulia and came across your questions from 2008. I never read a reply that truely addressed your question about a location east of A1A within walking distance to the beach (that was not a multi-million dollar home) and I can speak for how Antiles is doing, as I live there. There is a home on the Intracoastal in St Augustine that is great value...Originally listed at $12,500,000 when the market was strong and is now priced at $2,850,000...The home is approx. 8000 sq. ft. custom built and only lived in for one year. I think the best value in todays market east of A1A is an ocean front property in Bermuda Bay, Indian River Shores. It is 8000+ feet under air and is listed at $3,900,000. It's new and has never been lived in and what makes it the best value is that it originally came on the market at $12,900,000. And it sits next to a 22,000+ square foot home that just came on the market listed at $39,600,000.

Flagler Beach has great values, all within walking distance of the beach. A1A runs right along the ocean here, no homes or businesses to block the view. This little beach town has a laid back attitude, reminiscent of the Keyes. East of A1A within walking distance to the beach definitely adds significant value to any home on the island. However, any home on the island enjoys the close proximity of the beach -- just a longer walk if you live west of A1A. Since you focus on "value" I wonder if your interest lies with future resale or rental potential rather than personal preferences for a home. Historically there has been a premium on the residential areas surrounding the island resort area close to the boutique shops, restaurants, and close to Riverside Theatre, and the Vero Beach Art Museum. These properties provide the resort lifestyle where one can walk not only to the beach but also many of the area attractions. Oceanfront condos offer the carefree opportunity for fabulous ocean views. As another example, the Riomar area features lovely older and a few new homes, some on old oak-canopied quaint shell-and-sand roads.

However, if the home choice is for personal year-round or seasonal residence, you might prefer one of the many island communities that is more secluded and perhaps gated. Currently, there are deep price reductions in all price ranges in Vero Beach, including single family homes and condos on the island, on a home-by-home basis depending on the seller's motivation level from the numerous multi-million dollar estates to the beach cottages on the market.

Buying a home is part "logic and business" and part "heart and soul," so the value you are seeking will be a complex combination.

FIRST ANSWER

Generally speaking ANY location East of A1A is great for re-sale. as the idea of being able to walk to the beach with ease -- and living on an island no less -- has tremendous allure for buyers past and future.
That said, the lots facing or adjacent to A1A would have the least perceived value, but this highly dependant upon the specific neighborhood's berm -- how deep, how well landscaped, if elevated with embankments etc. And the old adage location, location rings true, as obviously ocean view and oceanfront lots will have the greatest value. Also be on the lookout for consistency of architecture, age and construction type, as some degree of homogenity of homes sustains values vs. a neighborhood with styles all over the ranch and of disparate sizes and ages. Gated communities also tend to hold higher perceived and resale value as well. How important is being E of A1A -- I'd estimate that identical houses East vs. West would have values as much as 80-100K difference, and you guessed it, the East of A1A property would be worth more.
