If the spouse is not on the loan, you have to count their debt. The other spouse would have to income and credit qualify. Yes you can do that. I would be gald to come to your home or work and over your options and prove a good faith estimate. thanks

Your first call should be to a lender who can explain all of the loan programs to you. As far as I know, one person can be considered for a loan if their credit, income, etc. qualify them for that loan. The spouse will just have to execute some documents at closing taking them out of the equation.

There are actually a few that I am near certain that can be originated without your spouse. Since I'm not a lender, I suggest that you speak with one right away. That's usually the first steps in a home purchase or a refinance.
If you're a bit credit, income etc. challenged, you should find someone who has local underwriting so that your file can hopefully have a face and a name to go with it!
