We have over ten golf courses in a 10 mile radius of Truckee with 3 new ones opening in the last year (Gray's Crossing, Timilick and Martis Camp). Timilick and Martis Camp are in the general area of Lahontan, only a few miles away.

Hi Kirsten,

Lahotan was developed as a private community in the Martis Valley of Truckee. In the last few years their prices have drop severely compare to other golf course communities. All of the infrastructure is including the clubhouse and all the other amenities.

It could be an opportunity if you find the right property, if you are looking at buying lot and building they have very ridged architecture standard and can be very expensive to build.

This is my continued answer...

Lahontan started over 10 years ago and for a while was the only private club, and gated community in Truckee. Their initial success was very big, but became less popular as Old Greenwood and Grays Crossing came onto the market due to the strict and costly design guidelines (which have since been loosened up a bit). There are some beautiful homes in Lahontan and the community is very peaceful yet may not be as appealing as the first 2 clubs listed, and for those young families it does not appeal as much to entertain children . There are around 600 home sites in Lahontan, majority of the sites are around an acre. Currently there are some incredible lot prices and some very big discounts on some of the homes for sale there. I think that Lahontan is an under-marketed community in which there are some great deals to be made.

Sport Club Membership: $87,500

Dues: $6500

Golf Club Membership: $175,000

Dues: $13,000

Monthly HOA dues: $187

Old Greenwood is a semi-private Golf Course Community featuring a Jack Nicklaus Signature Design Golf Course.. The Tahoe Mountain club is the most extensive Club in Tahoe, with 2 private restaurants (Lake front and Ski-in), 3 Golf Courses (Old Greenwood, Coyote Moon and Grays Crossing), a 9000 square foot Swim and tennis Fitness center called the Pavillion, and a private Member’s Only lounge and ski valet in the new Village at Northstar where you are able to store your skis year round (Alpine Club). There are only 100 private single family home sites at Old Greenwood and it is a lively community due in part to the in house stays at the fractional cabins and townhomes which boast almost 99% occupancy. Old Greenwood seems to be a favorite of young families and those looking for a lively, fun-filled, 4 season resort. Real Estate Sales have been good at Old Greenwood.

Martis Camp is the most expensive, and exciting, of all the communities when it comes to both the club membership costs and real estate. With that being said, I do believe it is the “creme de la crème” in our Lake Tahoe Area, boasting the largest club house (55,000 sq ft completed spring of 2011), family barn (20,000sq ft including bowling lane, movie theater,) swimming complex, outdoor amphitheater, exclusive ski access to Northstar Ski Resort, lost library, 20 + miles of walking/hiking trails (x-country skiing in the winter), 18 hole putting course + Golf course, 3 acre fishing lake. The feel upon entering the community, is like driving into a national park. The majority of the home sites are larger than an acre up to 5 acre parcels, perfect for those looking to build an “estate home”. There are a few homes for sale at the moment starting in the mid $2million range, the home sites start just under $500,000 up to $2million for the ski lots.

Social Club Membership: $87,500

Dues:$7500 annually

Martis Camp Golf Club Membership: $105, 000 (sports membership is not included in this price).

Another new Golf Course Community is Grays Crossing. The clubhouse, restaurant and golf shop at Grays Crossing are much smaller when compared to Martis Camp or Lahontan, but will appeal to many who like tastefully built yet understated design. The Golf Course is fun, playable and will be enjoyed by all family members. Grays Crossing owners have complete access to the very comprehensive Tahoe Mountain Club, has their own private clubhouse and restaurant. The Tahoe Mountain Club offer the private restaurant at Northstar (Schaffers Camp) and another on the water at Lake Tahoe, The Wild Goose. The Alpine Club in the new Village at Northstar allows members to store their skis with the Ski Valet for the season, and enjoy free shuttle access to the Village at Northstar so you don’t have to carry all of your equipment back and forth every day or worry about parking. As a member of The Golf Club at Grays Crossing you also are able to play Old Greenwood and Coyote Moon for cart fee only. That means you get to enjoy 3 courses for the price of one. There are around 400 home sites at Grays Crossing.

Lahontan is a great golf community in Truckee and it's a great time to buy! There are quite a few new golf communities making their way in Truckee. Some seem to be having difficulties taking off. Gray's Crossing has been a bit slow at taking off in this market. That community seems to have come on the market just at the wrong time. Martis Camp is one of the most exciting new developments in Truckee right now and it seems to be defying this slow real estate market. Lahontan will always be a classic golf community in Tahoe and I don't think you can go wrong buying there right now. As long as you find a motivated seller and a great deal!

I am a real estate agent at Lahontan Realty and our office exclusively sells and lists properties here in Lahontan and Martis Camp- Our team of three are members of the club and I myself live in Lahontan and have been involved in the community since it's inception. I can speak personally about the club and the market activity here. It is absolutely a fantastic private golf community with 319 members, capped at 350. It is a truly private club and we do not have fractional ownership . The club has been turned over to the members and is a fiscally sound golf club. The facilities and amenities here are unmatched in the Truckee region. There are tremendous values on land in Lahontan right now with the soft market and you can purchase land and a golf membership to the private club for $360,000- If you are looking for a private golf club with full spa and fine dining lifestyle then Lahontan may be worth a look- Please email me if you have any further questions.
