The only real answer will come from an appraiser. Landscaping, pools & workshops can help sell house, but improvements usually contribute less to the overall value than what they cost. You might search "return on home improvement investments" and see what comes up. You also might consider what a regular workshop of any construction might cost. People around here don't seem to value a brick workshop any more highly than a similar sized workshop with similar finishes. If you appreciate an answer, please give thumbs up. It's simply worth what someone is willing to pay for it. However, consider using the "asking price per square foot" adjusting it downward a bit because it's not a living area, and applying this number to the square footage of the detached workshop.

Of course this is a generalization that may or may not work since there may be considerable other factors that should enter the equation.

Good luck,

the value to a brick workshop and pool and landscaping has different vales. It will depend on where the house is located and what the neighborhood has in it or close by. The condition of the pool plays a factor as well...

The biggest thing is the overall shape of it and how the layout in the yard is. A pool and works hop can add value to a home. Depending on the price point of the home and the location will determine the overall value of it.

I can get a little more detailed for you if I knew the address and could see the workshop and pool so as to better tell you what value it can add....

Nelson invite your local realtors and have then provide you with what they think the value should be. Also see what your property assessment is and without spending so much money you will get an idea on what your workshop is worth. Best of luck.

The only real answer will come from an appraisal. Landscaping, pools & workshops help sell houses, but usually don't add anything near what you paid to the value.
