What is the state of sales inventory at this time of the year? Looking in Rye, NY, and am wondering whether

most of the summer inventory is already on the market, or whether we haven't even seen most of what will come on the market?

Thanks Andrew. We're still not in the market until the wife gets back in the work force but I have been keeping an eye on it and those two did seem weird to me. The first house looked interesting but we wouldn't have any interest in Tamarack Rd even if we were shopping. It just seemed strange to see an asking price that low for a house that big in Blind Brook district. Thanks for the honest info.

Well of those 2 houses you mentioned each has a different situation that may be impacting the sale. First the house that the taxes were questioned seemed to be about right. The town has assessed the home at slightly over $700,000. The tax rate in 2008 was approx .0215 times the assmt. So with with taxes at $14500 they are probally not that far off it all. The issue with this home may be that this is section of Rye Brook that has all the homes built on slabs with no basements. Also historically the section of Rye Brook that home sits in has produced lower average sales prices compared to different areas within community.
The next home that was mentioned is on Tamarack Road and has a host of issues. First the taxes are way too high for the property. They are being taxed as if the home is worth over 1 million dollars and thus have a $20,000 plus tax. Second the home seems great on paper but as you walk through you would see that much of the home has to be upgraded or replaced. Alot of mixing and matching with the finishes, low end counters among other things. That being said with a little work this would be a nice home. Good luck with your search.

Rye has a very informative town website too which shows you assessments, tax calculator, etc. There is some interesting inventory there that I'm surprised is having trouble selling. In particular MLS ID: 2912305 although I don't believe the taxes. I can't tell if the expansion has hit the assessment yet. It appears that it increased, but it still looks WAAAAY too low for Rye Brook. Another is an owner with awful timing, complete rebuild in late 2007, MLS ID: 2836765 which has gone through aggressive price reductions. The taxes are really high on that one but that tends to happen with new construction. I haven't personally seen either of them as we're not in the market right now, just keeping tabs on it. So they may show very poorly. The 2nd one has some really ugly (IMO) colors in what looks like the dining room which could hurt it in this market. The pros will know specifics of more than I would though.

Hi, I am a Rye resident, great choice! There are currently 167 Active single family homes for sale as per our MLS, ranging from $489,000 to$9,900,000. I am not sure of your price range so I figured I'd give you them all. The majority of the listings are over the million dollar mark. We are currently in the middle of our spring market and will probably see another month of strong inventory as the summer months tend to slow a little. The reason for this is family vacations and people getting ready for the coming school year. As it looks now there is alot to choose from depending on your price range.
