Ryan Gaffney, Home Buyer in San Jose, CA

What is the rental market like in South Beach?

Asked by Ryan Gaffney, San Jose, CA Sun Jan 6, 2013

I currently live in California and am interested in purchasing property in South Beach, but I am not sure how the rental market is right now. I could not find any good website with rent data. Can anybody advise?

Also, if the rental market is decent to good, I am looking to work with a realtor who invests in Miami themselves to help me in this regard.

Thanks.

The rental market is doing great. I suggest you to buy something while we are still in season and do not wait till summer time.

Hi Ryan,

As I'm sure you are aware, the real estate market is rising at a pretty rapid pace.
I have invested in buying a 3 bedroom condo in the south of fifth area which was a great investment.
My area of expertise is Miam Beach.

The rental market is rising as well and I deal with many investors who purchase property as an income producing investment.

I'd be glad to help you and sending you listings for you to view which fit your criteria.

I look forward to hearing from you soon.

You will be surprised how can a small apartment with 1 bedroom and a square footage of 450 sq ft can be rented so fast for $1,500 !!
When you compare value to the rent it will be very rewarding.
You can check rentals in south beach by yourself on this web page. The good thing that it is supported by brokerage company #1 in the united states:

Good Morning Mr. Gaffney,

I unlike the other agents, do not reside on South Beach but further our, however, I have assisted many buyers with their searches for property on the beach. Most recently families from Argentina and the Maryland area. Getting information of available property is as easy and inserting the criteria of what you are looking for and the search can be set up in a matter of moments. Pricing will differ, for rentals as well as sales depending on the type of building, it's location, whether it's ocean or bay side, or somewhere in the middle. The things also to be considered is that when purchasing a condo for investment, you will want to ensure that as an investor you are not restricting in renting out the property, which of course some buildings do have restrictions. Good luck with your investment search, and should you have addtional questions please feel free to contact me and we can discuss what yor search needs happen to be.

Hi Ryan,

The rental market in South Beach/Miami Beach is booming. There is never enough inventory at the right prices, either.

My office is located at 38th and Collins, right in the heart of boom: tons of rehabbing, investing, construction going on in every foot of my neighborhood.

I'm extremely bullish on everything down here, we're at the 'bottom of the first' for a new renaissance in Miami Beach real estate.

GOOD LUCK.
