For some reason, I am seeing this question for the first time on October 29!

Just in case you haven't bought yet, there are lovely communities around Livingston where you can buy beautiful townhomes: Verona, The Caldwells, Roseland, Summit, Short Hills. I can think of several townhouse properties within those communities where $500K would do the trick.

As to how much a client will budge: it's my contention that a listing price of $500K will usually yield between $450 and $485.

I have lived and worked in the Livingston area for 24 years. I know very well, and have done business in, every condo complex, not only in Livingston, but also in the surrounding towns. I know The Regency since it was first built, and have listed and sold units there, as well.

Roseland, another option, is next to Livingston, and has some newer complexes that might be of interest to you. In W.Orange, I have 2 beautiful - move-in-condition townhomes listed - with list prices of 395,000 and 519,000. One is in a gated community.
You will have numerous options. Many are updated or newer, so you can just move in, unpack and enjoy!

No one can say how much a seller would be "willing to budge" from the list price. Some units may be priced well, some not so well. What you need to do is work with an agent who can fill you in on up to the minute price values, and help guide you. The only way to really know how much a seller might budge, is to make an offer!

I am not sure where else you were looking but there are several townhome communities in the Essex county area that will offer similar amenaties and communities as the Regency for less money.

Eagle Ridge community in West Orange is a gated secured community offering a beautiful club house with great gym, sauna, indoor and outdoor pools and others. I happend to have a listing there but there are many others as well. You can check mine out at http://371digaetano.com/

Additionally, for 500,000 and 3 bedrooms West Orange has the Highland community, the Crystal woods. Roseland which is a great town with low taxes should be considered as well the townhomes are a bit more expensive in the 600's but are very nice and specious. most have basements and are newer and will not require renovations. I can send you some listing in each one of them so you can see how they compare to the Regency. As to private homes, you can look at the Caldwells and Roseland to see if you can find something in your price range. Livingston is a possibility as well but the houses will be older.
