What is the reasonable price for a house of 2300 living area and 5 to 10 years old?

A good price for this sized home (in this buyers market) would be around $100/sq. ft. So i would venture to say aywhere from $230,000 ( a great deal) to $299,900.

Age and square footage are not the important factors today, as it was not in the past - it is still #1 Location, #2 Location, etc. A home as you described in a run down neighborhood verses one that is in a well kept neighborhood will bring much more in price - a hard question to answer. You might contact a local appraiser and ask him the dollars per square foot in the actual location of the house.

As mentioned below, your best bet would be to talk with an agent that does a lot of business in the area you are looking at. You can find a list of agents by visiting the local board at http://www.coastalassociationofrealtors.com/ or perform a home search at http://www.dpol.com and see all the properties for sale in Salisbury that are similar to yours.
