Hello Shawbitz,
Lender owned homes are selling quickly and many for more than their asking price. In zip code 85388 for the first quarter of this year the average price was $140,500, total homes sold 164 and average days on market 64. As of today 142 homes are available, 127 are pending, and since April 1st, 188 homes have already closed.
Multiple offers are becoming common which brings the price above the original asking price, however, the homes are still a good buy even in this market.

There are several reasons that come to mind that support a home purchase,particularly for 1st time home buyers.
As far as market trends, the general consensus it that we hit bottom about mid February and since that news hit the market homes have been selling at a high rate in areas where they are offered at 200k or less, the perfect FHA 1st time buyer range.
If you are a 1st time buyer with great credit and some savings, there are several incentive programs out there right now that will blow your mind. There is a Down Payment Assistance program for qualified buyers for homes in foreclosure that provides 22% down and you can still receive the 8,000 dollar tax refund with an amended return after closing if before November.
