What is the price per square foot for quality construction in Lincoln, NE right now?

What would you say is the price per square foot for a home of good quality construction in Lincoln, NE right now? Good quality meaning nicer cabinets and trim, granite counter tops, not extravagant but above average construction, not a starter home. The average sale price right now is $106 per sft. I know this is too low, but not sure what is a fair assessment. Located in a neighborhood of homes ranging from $175-250k. Energy star home with things like build in sound system. With the market varying so much from the norm we are not sure how to price an offer. Tried to look for comps, but all homes sold around it and of similar construction were sold in 2005-2006. Ranch home with 1500 sq ft on first and finished Daylight basement. 4 bedroom and 3 bath.

There is a lot of incontinuity in the neighborhoods of Lincoln, NE. Depeding on which neighborhood you are looking in, you will find homes that range from $200k-$300k, surrounded by townhomes and an aparment complex. To find the avg price per sqft of what you are looking from is going to require that you find which area of Lincoln you wish to live. Then you will be able to find a more valid price per sqft, as oposed to trying to get an overall avg.

Having said that, in a nice neighborhood with good continuity I would say you will find the avg price per sqft in a range of $110-$150 per sqft.
