What is the overall mold condition at these properties?

Serious mold issues are just that, serious. Mold is airborne and a big concern in the industry has been agents listing these distressed properties without any mention on the MLS as to the extent of mold in the home. Agents have been bringing clients into these homes only to find out once they are already inside that there are very extensive mold issues. Agents who list these homes need to make note of this on the MLS and agents showing them should take the precautions necessary. The other two agents answered your questions. Only a professional inspector who tests for mold can answer that.

Hi Pymella, I don't know what properties you are referring to, however, as Terry pointed out, the only way to test for mold presence, type etc is to have a qualified professional inspect/test for it. Generally, during initial standard inspection, if there are signs of some type of microbial stains and or growth visible or suspected, you would then hire an environmental professional to test for the extent and/or type/toxicity of the substance if you are concerned just as if there were electrical or plumbing problems suspected you would seek the expertise of an electrician or plumber. Whenever you are concerned about mold issues you need to contact an environmental inspector to address the question during your inspection period of your contract.
